Kirsi Koivula strengthens our expertise in real estate financing – introducing a new service package

We are pleased to welcome Kirsi as a close collaborator to our local team through our sister company, Heimdal Nordic.

Bringing over 15 years of commercial real estate finance experience across the Nordics, broader Europe, and the UK, Kirsi strengthens our ability to support clients throughout the full lifecycle of real estate credit – from capital structuring and fundraising to repayment and repositioning.

Her core areas of specialization include:

• Debt advisory and capital structuring

• Loan underwriting and execution

• Restructuring solutions and non-performing loan (NPL) workouts

• Strategic asset management

Kirsi brings a strong track record in advising both institutional investors and lenders – ranging from banks to alternative credit providers – on complex real estate credit positions. She spent eight years in London, where she led debt advisory and NPL underwriting projects and held senior roles overseeing pan-European asset management mandates. Prior to that, she spent eight years in the Nordic markets, focusing on underwriting, advisory, and the active management of both performing and distressed debt positions.

Through Heimdal Nordic, Kirsi provides a full spectrum of services to both real estate investors and lenders, including:

• Corporate Finance: Sourcing capital across the capital stack – equity, senior, mezzanine and hybrid – for acquisitions, developments, or refinancings.

• Sourcing & Screening: Origination and screening of new lending opportunities, credit analysis, and support in negotiations.

• Special Servicing: Management of non-performing loans and distressed situations, with hands-on involvement in restructuring negotiations to protect value and mitigate risk.

• Asset Management: Ongoing oversight of individual loans and transactions, including performance monitoring, risk assessments, borrower interaction, and stakeholder reporting.

• Advisory: Bespoke credit analysis, due diligence and strategic support in connection with loan, asset, or portfolio transactions.
