Property Manager – Helsinki Metropolitan Area

Fokus Nordic is looking for a Property Manager to be responsible for a diverse property portfolio in the Helsinki metropolitan area. This independent role combines technical property management, tenant and customer collaboration, and the coordination of development projects, supported by a team of experienced specialists.

Job description

As a Property Manager, you will be responsible for the comprehensive management and development of your own property portfolio. Your portfolio will include logistics, light industrial, office and commercial properties in the Helsinki metropolitan area. You will work independently in close cooperation with tenants, service providers and the Fokus Nordic team.

Your responsibilities include, among other things:

  • Ensuring the maintenance, servicing and technical functionality of the properties, and managing service providers
  • Tenant and customer collaboration, property visits, and responding to tenants’ needs
  • Negotiating lease renewals with existing tenants
  • Planning and coordinating tenant space modifications and smaller repair and development projects together with partners
  • Supporting new leasing, for example by presenting premises and carrying out technical assessments of modification needs
  • Monitoring and reporting on property operating costs and energy consumption

The job description can be tailored to your own expertise and interests, for example towards technical property management or tenant collaboration. You will be supported by Fokus Nordic’s Finnish organisation of 24 specialists, working closely with other Property Managers, Asset Managers, and leasing and property development experts.

What kind of professional are we looking for?

We are looking for a proactive professional with a few years of experience in property management, construction project management or other relevant roles. You might be, for example, a construction project manager, a technical specialist or a facilities manager who wants to broaden your expertise in real estate investment and property management. Success in this role depends above all on your ability to take initiative, organise your own work and see agreed matters through to completion. You enjoy working with people, communicate naturally with a variety of stakeholders, and are able to find practical solutions in changing situations. You do not need to know everything in advance, as you will be able to develop your skills with the support of experienced colleagues.

We expect you to have:

  • A relevant higher education degree, for example in construction engineering, building services engineering, real estate economics or business
  • A few years of experience in property management, construction project management or other relevant roles
  • An understanding of building technology, maintenance and repair needs
  • Experience in customer-facing work, as well as good interaction and organisational skills
  • Good command of Finnish and at least basic English skills
  • A category B driving licence, access to your own car, and a willingness to travel actively between properties in the Helsinki metropolitan area

Additional merits:

  • Experience in managing commercial properties, such as office, logistics or light industrial properties
  • Experience in commissioning repair and modification works and managing service providers
  • Experience in commercial leasing or tenant collaboration, such as presenting premises and leasing negotiations

What we offer

  • The opportunity to work in a stable, international real estate expert organisation that combines strong local expertise with Nordic collaboration
  • The support of an experienced and approachable team, and a low-hierarchy work community where you are given responsibility and the freedom to do your work in your own way
  • A flexible working routine combining property visits, modern office premises in central Helsinki and partial remote working
  • Comprehensive employee benefits, including a lunch benefit, a sports and culture benefit, access to a gym, and parking near the office

Practical information

This is a permanent, full-time position, and you will be employed by Fokus Nordic Finland Oy. Your workplace is located in central Helsinki at Mikonkatu 7, but you will also work flexibly at properties across the Helsinki metropolitan area. We hope you can start as soon as possible. The position comes with a fixed monthly salary, the level of which will be determined by your expertise and experience. We will discuss compensation in more detail during the recruitment process.
