The fund invests in residential plots with zoning plans located in the Helsinki metropolitan area and other growth centers. The fund is closed and therefore does not accept new investments.
Fokus Tonttirahasto II Ky was established in 2021 and invests in zoned residential plots located in the Helsinki metropolitan area and other growth and regional centers across Finland. The fund owns approximately 80 plot sites with a total value of around €93 million. Of these investments, 77% are located in the Helsinki metropolitan area, with the remainder in Oulu, Tampere, and Turku.
The fund has around 50 investors, including parishes, foundations, wealthy families, private individuals and their investment companies. It is a closed-end fund and does not accept new investments. The fund’s term ends no later than December 31, 2034.
Although the fund’s plot ownerships are long-term, apartment owners in the buildings constructed on these plots have the right to annually redeem the share of the plot associated with their apartment. This mechanism returns capital to the fund, enabling new investments.
